I really would like to know if anyone can help my situation. My house is currently for sale with a Realtor ?
April 9th, 2010My house is currently for sale and is listed with a Realtor that isn’t promoting the house very well at all and is doing nothing to help it sell faster so we can be moved before winter and the projected skyrocketing gas prices hit and we are stuck paying to heat a 1 1/2 Story house all winter. Could someone please suggest a Realty that works fast or someone to write to that could help us?

I’m sure you interviewed at least 3 realtors. Right? And you picked this one because they laid out a marketing plan that you felt would get the place sold fast and at top dollar.
Is the agent doing what they told you they would do? If not, then there is a problem.
If you didn’t interview agents and this agent didn’t explain their marketing plan, then you got what you signed up for.
The problem is, I’m sure you have a listing agreement with this agent. Maybe they will not let you out of the agreement early.
I would talk with the agents broker. This is actually the person you have the contract with. NOT THE ACTUAL AGENT. Explain that you are unhappy and see what can be done.
If they are going to let you out of the agreement. Then interview 3 agents. Treat the interview like a job interview. “WHAT CAN YOU DO FOR ME? and HOW WILL YOU DO IT.
Get it in writing.
EDIT: I read your other post about this. Your house is on the market for 19,000. I’m guessing the reason the agent isn’t spending money on adverisiting is that they are only making around 500 to 1000. Running ads cost money.

While I do understand how you feel, and I believe that there are agents out there that do practically nothing in marketing their listings, I can honestly tell you the truth right now is that – there are buyers out there like we are accustom to. You control what happens and how fast your house sells in this kind of market.
Right now, call your agent, and tell them to drop the price by $10,000
Next Saturday, do it again
Next Saturday, do it again, and keep doing it until you get an offer. That is the quickest way to sell your home in today’s market.
I am not pulling your chain, I am telling you the facts of life about this market. Huff and puff all you want, but I am being totally honest.

In addition to what everyone else above said, you might also be in a depressed market flooded with foreclosed houses. Houses are still selling, but nearly as many are being foreclosed. Supply currently exceeds demand in many markets. Moreover, you have to keep up with maintenance costs.

Unfortunate it’s not the greatest time to be in the sale mode and tougher to even try to buy. If your realtor isn’t working hard enough for you change or add realtors to help. Remember they get payed only if your house sales. When you have more than one trying, they seem to try harder. And please don’t do a short sale, just to get out from under that mortgage. That can cost you more down the line. Don’t over dress your house, just have it clean when showing.

I can’t say that it’s necessarily the realtor’s fault.. the market is NOT GOOD right now. The prices of homes have decreased and the number of people looking for homes has gone way down because mortgage companies aren’t giving loans as easily as they once did.
You can also do a little advertising yourself. Post your home for sale in different places yourself.

It is not only a bad time to sell, I woudl assume you have a contract.
The realtor should have you on the MLS, in the newspaper and a sign outside. You can do additional promoting yourself if you desire.
Houses are selling now, not before they are on the market, but quickly enough. If yours is not the odds are it is over priced.
